    Are hardwood floors allowed in SWFL condos?+

    Engineered and hard surfaces are generally allowed with an IIC 60+ underlayment and a manufacturer sound certificate on file. Solid nail-down assemblies are usually rejected. We confirm with your association before filing.

    What flooring survives salt air best?+

    Porcelain tile, sealed stone and coastal-rated engineered wood. We specify from experience three blocks from the Gulf, not catalogue defaults.

    Do you handle the board approval for flooring?+

    Yes — the sound certificate and approval package are prepared and filed by us as part of the Plan phase.
